La Prada Duplex Development
Los Angeles, California

Nestled in the rapidly growing Highland Park in Los Angeles.  CSM Partners is building 3 townhome-style duplexes plus 2 ADUs, totaling 8 for-rent units on this deep 9,000 square foot lot.  Each townhome is designed as 3 or 4 bedrooms with private bathrooms, and will attract a wide range of renters from young professionals to families.  All units have private outdoor space as well, fully utilizing the open areas on site.

Rowena Townhome Development
Los Angeles, California

CSM Partners developed this vacant site in Silver Lake, one of the most sought after neighborhoods in Los Angeles.  Leveraging our local knowledge, we were able to design 5 large townhomes plus an ADU on an irregular, 7,500 square foot lot, fully maximizing density and efficiency for this development.  Given the hillside geography, we also designed roof terraces for each home to capture the sweeping views of the San Gabriel Valley, increasing its property value.

Sierra Vista Townhome Development
Mountain View, California

Located on a 0.9 acre lot on the highly desirable Sierra Vista Avenue in Mountain View with two dilapidated buildings, CSM Partners developed the site to build 14 high-end townhomes project maximized dwelling density and was well-positioned for multi-family living while serving an undersupplied market. Additional value was created by standardizing some of the units and improving interior efficiency, resulting in lower construction costs and better marketability..

Pine Street Redevelopment
San Francisco, California

CSM Partners acquired this irreplaceable Russian Hill infill parcel with a single-story structure onsite, and is redeveloping it into a 7-story, 20,000 square foot building with 15 residential units and one commercial unit, fully maximizing the use and density of the parcel.  Furthermore, through deliberate design, we were able to increase efficiency and sellable area to the building program, adding approximately $1 million in extra value for our investors.

Mission Street Feasibility Study
San Francisco, California

CSM Partners provided development feasibility services for the owner of the 4-story, downtown San Francisco office, who wished to redevelop it into a 20-story high-rise residential building.  We provided financial modeling, program development and massing study for the client.  By optimizing the design, we improved the car park layout and yielded more residential units than the client's original program, resulting in approximately $8 million in added value.

Laurel Commons Rehabilitation
Oakland, California

Laurel Commons is a 5-unit apartment building in the vibrant Laurel neighborhood in Oakland, California. After years of neglect under previous ownership, CSM Partners acquired the dilapidated building with tremendous upside left unrealized.  Over the next 6 months, we re-tenanted and renovated it at a low capital cost.  As a result, the repositioned asset achieved over 45% upside in rental income and increased property value for our investors.

LuOne Mixed-Use Development
Shanghai, China 

LuOne is a landmark mixed-use development in downtown Shanghai featuring an 8-story shopping mall and a 32-story office tower,.  Working alongside award-winning architect Moshe Safdie, we were part of the development team and provided design and project management services.  We improved the circulation and increased leasable building area, adding an approximately $6 million upside to the project.
